Tracer Gas Diagnostic

The Ultimate Solution for Hard-to-Find Leaks: Advanced Gas Trace Leak Detection. Stop the guesswork. Stop the endless repairs and costly damage. Our advanced gas trace testing method finds the exact source of your water leak with surgical precision, saving you time, money, and stress.

Are You Tired of Unsolvable Leaks?

For property owners and managers, a persistent, unlocated leak is one of the most frustrating problems imaginable. You’ve likely experienced:

Failed Repairs: Paying for waterproofing work that doesn’t fix the underlying issue.

Destructive Guesswork: Contractors wanting to rip up entire balconies, bathrooms, or rooftops just to look for the problem.

Escalating Damage: Watching as water continues to damage ceilings, walls, and structural components, increasing the final repair bill.

Uncertainty: Never knowing if the next rainstorm will bring the problem back.

Traditional leak detection methods often rely on visual inspection and educated guesses. When the entry point is hidden beneath tiles, membranes, and concrete, these methods fail. You need a better, more definitive approach.

Our Solution: How Gas Trace Detection Works

Our gas trace leak detection system is a non-destructive, scientific process that turns an invisible problem into a visible one. We follow a precise, multi-step method to trace the leak’s path in reverse—from the inside out.

As seen in our successful investigation at the Nan Tien Temple, this is how we pinpoint the source with certainty:

Step 1: Isolate and Prepare the Area Below
We access the area where the leak is visible (e.g., the water-damaged ceiling in a room below a balcony). We seal off the area to create a contained space and identify cracks or entry points in the concrete slab.

Step 2: Introduce the Tracer Gas
We inject a specially formulated, non-toxic, and completely safe tracer gas into the identified cracks. This gas is much lighter than air and is designed to find the path of least resistance—the very same path the water is taking, but in reverse. The gas permeates through the concrete, tiles, and waterproofing membrane, seeking an escape route to the atmosphere.

Step 3: Scan the Surface Above
On the exterior surface (the balcony, podium, or rooftop), our highly trained technician uses a sensitive electronic detector, or “sniffer.” This device is calibrated to detect minute traces of the specific gas we injected. We methodically scan the entire area, including joints, penetrations, and drains.

Step 4: Pinpoint the Exact Location

When the detector passes over the leak’s entry point, it will sound an alarm and provide a reading. The gas escaping from this precise spot confirms the breach in the waterproofing system. We can then mark the exact location – often down to an area the size of a coin – eliminating all guesswork. Why Our Gas Trace Method is Superior

  • Pinpoint Accuracy: No more “it might be coming from here.” We find the exact point of failure, allowing for targeted, effective repairs.

  • Completely Non-Destructive: We find the leak without removing a single tile or causing any damage to your property. This saves you thousands in unnecessary demolition and restoration costs.

  • Eliminates Guesswork: This is a scientific, evidence-based process. The results are definitive, giving you complete confidence in the repair plan.

  • Fast and Efficient: We can often locate leaks that have stumped others for years in just a matter of hours.
  • Ideal for Complex Structures:

This testing method is the gold standard for locating leaks in:

    Tiled Balconies & Terraces

    Rooftops & Podium Slabs

    Basement Walls & Floors

    Planter Boxes

    Concrete Structures

    Stop Searching. Start Solving.

If you have a persistent leak that needs a definitive solution, our Advanced Gas Trace Detection service is the answer.

    Why Independence Is Everything

    No product affiliations

We don’t sell membranes, coatings, or systems. Our advice is based on what’s right for your project, not what earns us a commission.

    No contractor relationships

We don’t install and we don’t subcontract to installers. When we inspect or test, there is no commercial pressure to approve.

    No conflicts of interest

When our report says a membrane has failed, it’s because the data says so. Our NATA accreditation means our testing has legal standing.
