Maintaining a building is like maintaining a car. It requires regular checks and maintenance and after a period time, certain elements need to be replaced. Waterproofing generally falls into the latter when it comes to strata and building maintenance. Lifts, electrical, fire, landscaping and other building elements and services have regular maintenance schedules. Waterproofing falls into one of those items that is generally out of sight and out of mind until it becomes an issue.

When dealing with common property, whether it be a rooftop, balcony, terrace, podium, basement or breezeway, it does take coordination to facilitate remedial works. With that, there are a number of contributing factors to what constitutes remedial works and when. The size of the strata title can influence the level of coordination, agreement and cost associated with works. Works can range from several thousand to dollars in repairs to hundreds of thousands of dollars or more depending on the extent of the area that needs to be addressed.

Each Australian state has its own legislative requirements for what needs to be involved in managing strata and when it comes to remedial works, what process and in turn cost is associated with designing and completing the works. Following changes in recent years, NSW is perhaps the most onerous when it comes to what constitutes works that need to be formally planned, designed and built with the rest of the country at different stages of implementing similar legislation.

Stages of remedial works we can assist with

Each situation is different and there can be varying requirements. With that, we can assist with some or all of the below stages for identifying, resolving, designing and managing remedial works. Each state can have certain requirements invoked at each stage.

Assess

We can review your project, its scope, images or videos and other relevant information to understand your situation and how Waterproofing Integrity can assist.

Inspect

On-site inspection to understand issues and current compliance considerations, nominating pathways for future works to remedy the situation. Recommendations for testing may be practical to identify the source and inform future works.

Situation Report

A report capturing findings and reference to Australian Standards, National Construction Code and how installation aligns and potential courses of action for rectification.

Remedial Design

Detailed drawings, material specifications, scope of works and methodology for works to occur. This can be taken to tender for works to occur and submitted to state based planning portals as required.

Project Management

As required, Waterproofing Integrity can manage the project works with our Consultants able to manage the tender and oversee works during remediation.
